ALTA Survey Requests

How often do you get requests for ALTA surveys, when what they really want/need is an as-built? I am talking about contractors here. It goes something like this:

Caller: I need an ALTA survey of the XXXXX site.
Me: Ok, I can do that for you. Do you have a title commitment?
Caller: What is that? I just need an ALTA survey.

ALTA vs AsBuilt

This is why communication is important. I have actually run into a slightly different scenario. I was asked to do an ALTA survey which was performed correctly including negotiated Table A requirements. a YEAR later I get a bunch of comments from an ARCHITECT!!!! from Arkansas (survey was in Florida) citing all the deficiencies listed straight from a shopping center proposed building design/submittal to County. There were a few things like traffic arrows, opposing back of curb shots and of course ELEVATIONS that were not on there. The little fuddwump actually threatened to file a complaint against my license if I didn't go out there and address the "problems and deficiencies" in my survey. He simply was not going to accept my opinion and the fact that this document was a boundary survey for the client to BUY THE PROPERTY and was not intended to encompass future design/permitting purposes. The survey was clearly labeled "Boundary Survey" for the purpose of "Property Acquisition". I found out he was a partner in the deal, so I filed a formal complaint against HIS license for blackmail and never heard from him again. It was pretty obvious that he was trying to get some free surveying services by threat alone. Just be careful and clearly explain "what a survey is for" and warn against multiple uses of the document.
