Los Angeles area.
Full location survey. Topography at times.
City charges are around 2G's, may be more now. There is one flat charge of $ 1300 or so. Thats a grading fee even if no grading is being done, which it is not in 99% of the cases.
Need approval from any beneficiaries that are listed in the title report.
Title report for all lands concerned, not more than 30 days old.
Need zoning approval, usually thats a huge delay.
All records that the city has for all lands involved regarding permits.
Time frame, start to finish..
A quick one, maybe 18 months. They can go on for years. One went past four years.
Thats what it takes to correct a defective description in my area.
