Here's a legal description.
A tract of land located in a portion of the SE1/4 and the E1/2SW1/4 of Section 17, Township 5 North, Range 84 West of the 6th P.M., described as follows:
BEGINNING at the SE corner Section 17;
thence N 89°59'21" W, 1696.98 feet along the South line of the SE1/4 to a point
within the Yampa River,
said point being the True Point of Beginning;
thence continuing along said line N S9°59'21" W, 2210.14 feet to the Southwest corner of the E1/2SW1/4 of Section 17;
thence N 01°01'45" E, 710.71 feet along the West line of said E1/2SW1/4;
thence N 88°47'02" E, 1797.52 feet to a point within the Yampa River;
thence along said river for the following fourteen courses:
1. S 27°41'23" E, 26.24 feet;
2. S 67°32'45" E, 21.15 feet;
3. N 74°34'01" E, 145.74 feet;
4. N 22°02'13" E, 250.37 feet;
5. N 76°33'22" E, 71,34 feet;
6. S 56°20'43" E, 150,62 feet;
7. S 36°01'40" E, 61,01 feet;
8. S 11°11'53" W, 102,39 feet;
9. S 09°12'08" W, 108.69 feet;
10. S 20004'58n W, 246.25 feet;
11. S 16°02'32" E, 149.87 feet;
12. S 07°14'24" W, 144.38 feet;
13. S 02°46'13" W, 137.19 feet;
14. S 43°21'51" E, 12.65 feet to the TRUE POINT OF BEGINNING.
County of Routt, State of Colorado.
The Title Company says hold the courses even though they don't follow the existing river. Parcels on both sides of the river were described at the same time with the same terminology. What's and where's the boundary?
