Poor common practice???

We have a large parcel (73+/- acres) that the owner wants to subdivide. He wants to cut out two one acre parcels on the frontage, and leave the rest as is. So of course the question has arisen, do we have to survey the entire 73 acres?

My initial response was yes. I was taught that surveying only a portion of a parcel, no matter how large, for whatever purpose, was poor practice. In the past, I've always done a complete perimeter survey of the entire parcel and then cut the lots out. At the same time there are a few new lots next door (Land Court even), that only partial surveys have occurred. I've seen this happen many times in this area.

I've searched through CMR and the ANR handbook, but cannot find anything specific on this matter. Does anyone know of any case law that might be similar? How bout opinions?

Would you survey only a portion of a large parcel to cut out a few lots and let the chips fall where they may for the rest?
